RENT-TO-OWN
Generally, people think that it’s necessary to have “perfect” credit to buy a home. This isn’t the case if you are using alternate financing. We specialize in assisting people buy their home on a “Rent-To-Own” basis. This is sometimes referred to as a “lease purchase”. In this program, you will lease the home for a short time while we work with you to repair any issues on your credit that may need remedied before our lender can close a loan in your name. Most of the time we can allow you to move in the home immediately and then you can OWN the home within 6 months or so. You would simply make a monthly rent payment on the home until then.
LAND CONTRACT
The second form of alternate financing is referred to as a “Land Contract” purchase. This is for individuals who have saved up 10% of the purchase price and need a short term bridge loan until they qualify for mortgage funding. This form of financing has helped individuals with bankruptcy or foreclosures on their credit report to qualify for an IMMEDIATE home purchase. Typical payments are 20% less expensive than RENTALS and offers the home owner full tax benefits that may result in tax refunds of thousands of dollars each year that renters DO NOT receive.
You will have access to beautiful homes in great condition including everything from a small house to a huge 5 bedrooms and 3.5 baths, with fenced yards and finished basements. The homes are in “move in condition” and located in great neighborhoods as well as desirable school districts. We also have licensed builders in our program who will renovate a bank-owned or foreclosed home that you select to meet your specifications and decorating tastes. Most of the properties are located in the Tri-County area (Macomb, Oakland and Wayne Counties).
